1. About helloagent

helloagent.com ("helloagent", "we", "us", "our") is an estate agent comparison platform operated by GreyTwo Ltd, a company registered in England and Wales (Company No. 12073471). Our registered address is 8 Mathews Close, Swindon, SN25 2UA.

helloagent serves two types of users:

  • Homeowners - people looking to sell their property who use helloagent to compare and communicate with local estate agents
  • Estate agents - estate agency professionals and businesses who use helloagent to receive enquiries from homeowners and manage leads

These terms apply to all users of the platform. Where a section applies specifically to one user type, this is clearly stated.

2. Acceptance of these terms

By accessing or using helloagent, you agree to be bound by these terms of service. If you do not agree to these terms, you must not use our platform.

To create an account, you must be at least 18 years old. By registering, you confirm that you meet this age requirement.

We may update these terms from time to time. When we do, we will update the "Last updated" date at the top of this page. We maintain a version history of our terms. If you have previously accepted our terms, you may be asked to review and accept the updated version when you next use the platform. Continued use of helloagent after changes are published constitutes acceptance of the revised terms.

3. Account registration

To access certain features of helloagent, you need to create an account. We use passwordless authentication - you can sign in using:

  • A one-time code sent to your email address
  • A magic link sent to your email address
  • Google sign-in

When creating an account, you agree to:

  • Provide accurate and complete information
  • Keep your account information up to date
  • Maintain the security of your email account, as it is the primary means of accessing helloagent
  • Notify us promptly if you become aware of any unauthorised use of your account

Each person may only hold one account. We reserve the right to suspend or terminate duplicate accounts.

Agent accounts

If you register as an estate agent, you confirm that:

  • You are authorised to act on behalf of the estate agency business you represent
  • The agency details you provide are accurate and up to date
  • You hold any licences or registrations required to operate as an estate agent in the United Kingdom

4. How the service works

helloagent is a comparison and communication platform. We provide:

  • Estate agent comparison - independent analysis of estate agent performance based on publicly available data, including sales history, pricing accuracy, and market activity
  • Agent matching - when you provide your property details (address, bedrooms, bathrooms, expected value, and selling timeline), we match you with estate agents operating in your area
  • Anonymous messaging - a secure messaging system that allows homeowners to communicate with estate agents without sharing their email address, phone number, or other personal contact details
  • Property market data - location-level statistics and insights about the property market in your area

Important: helloagent is not an estate agency. We do not buy, sell, let, or manage properties. We do not provide property valuations, financial advice, or legal advice. Any decisions you make based on information provided through helloagent are your own responsibility.

Our service is free for homeowners. Fees may apply to estate agents for leads generated through the platform - these will be communicated separately and agreed before any charges are incurred.

Estate agent data and listings

helloagent displays estate agent business information, including agency names, branch addresses, sales performance data, pricing accuracy, and market activity statistics. This data is:

  • Sourced from publicly available records and third-party data providers
  • Analysed independently by helloagent to produce performance comparisons
  • Updated regularly but may not always reflect the most recent activity
  • Displayed publicly on the platform without requiring agent consent, as it is derived from publicly available sources

5. User conduct

When using helloagent, you agree not to:

  • Provide false or misleading information about yourself or your property
  • Use the messaging system to harass, abuse, or send unsolicited commercial messages to other users
  • Attempt to contact other users outside the platform using information obtained through helloagent
  • Use automated tools, bots, or scripts to access or scrape data from helloagent
  • Interfere with or disrupt the operation of the platform
  • Use the platform for any unlawful purpose
  • Impersonate another person or entity
  • Attempt to gain unauthorised access to other users' accounts or our systems

Additional rules for estate agents

If you use helloagent as an estate agent, you additionally agree not to:

  • Solicit homeowner contact details (email, phone, address) through the messaging system - the platform is designed to protect homeowner anonymity
  • Misrepresent your services, fees, or credentials
  • Use information obtained through helloagent to contact homeowners outside the platform without their explicit consent
  • Create multiple agent accounts for the same agency branch

We reserve the right to suspend or terminate your account if you breach these rules, without prior notice where the breach is serious.

6. Intellectual property

All content on helloagent - including text, data analysis, graphics, logos, page layouts, and software - is owned by GreyTwo Ltd or our licensors and is protected by copyright and other intellectual property laws.

Homeowners may view and use helloagent for personal, non-commercial purposes (such as comparing estate agents for your own property sale). Estate agents may use helloagent for business purposes related to receiving and responding to homeowner enquiries. You may not:

  • Copy, reproduce, or redistribute our content or data without our written permission
  • Use automated tools to extract or download data from helloagent
  • Use our trademarks, logos, or branding without our written permission

7. Disclaimer and limitation of liability

The information on helloagent - including estate agent statistics, performance data, property market figures, and location-level analysis - is provided "as is" and "as available". While we take reasonable steps to ensure accuracy, we make no representations or warranties about the completeness, accuracy, reliability, or suitability of this information.

In particular:

  • Estate agent performance data is based on sources we believe to be reliable, but may not reflect the most recent activity
  • Property market statistics are estimates and should not be relied upon as formal valuations
  • We are not responsible for the conduct, performance, or service quality of any estate agent listed on helloagent
  • Any reliance you place on information provided through helloagent is at your own risk

To the maximum extent permitted by law, GreyTwo Ltd shall not be liable for any indirect, incidental, special, consequential, or punitive damages, or any loss of profits or revenues, whether incurred directly or indirectly, arising from your use of helloagent.

Nothing in these terms excludes or limits our liability for:

  • Death or personal injury caused by our negligence
  • Fraud or fraudulent misrepresentation
  • Any liability that cannot be excluded or limited under the Consumer Rights Act 2015 or other applicable law

8. Data protection

We take your privacy seriously. Our Privacy Policy explains how we collect, use, store, and protect your personal data. Our Cookie Policy explains how we use cookies and similar technologies.

By using helloagent, you acknowledge that you have read and understood our Privacy Policy.

9. Account deletion

You can delete your account at any time through your account settings. When you delete your account:

  • Your personal information (name, phone number) will be removed
  • Your email address will be anonymised
  • Your property data will be removed
  • Your active sessions and authentication tokens will be deleted
  • Anonymised records may be retained where we have a legitimate interest or legal obligation to do so

10. Changes to these terms

We may revise these terms from time to time. When we make changes, we will update the "Last updated" date at the top of this page. If the changes are material, we may notify you via email or through the platform.

We track the version of terms you have accepted. If the terms change materially, you may be asked to review and accept the new version before continuing to use certain features.

11. Governing law

These terms are governed by the laws of England and Wales. Any disputes arising from or in connection with these terms shall be subject to the exclusive jurisdiction of the courts of England and Wales.
